Site Intelligence

Know The Constraints Before Design Begins.

Through our technology partner, we deliver sourced property intelligence and pre-submission civil plan review that helps teams identify approval risk earlier.

Site Intelligence Report

A Civil-Feasibility View In 24 Hours, Not Weeks.

Public records, local code, and GIS data are assembled into a sourced report showing what constrains the site, which approvals are required, and the expected sequence ahead.

Land-use constraints

Zoning, overlays, compatibility standards, recorded documents, plats, deeds, restrictions, and easements.

Environmental context

Floodplain, watershed, creek buffers, water-quality rules, drainage requirements, trees, and environmental protections.

Access & utilities

Transportation, access, right-of-way dedication, utilities, and fire-protection requirements.

Approval pathway

Required approvals with expected timelines and fees, plus available incentive programs and fee waivers.

Site Plan Review

Catch The Comments Before You File.

A department-by-department review of a civil plan set flags likely AHJ comments in advance. Findings are rated critical, moderate, or informational and tied to the relevant code or standard.

Coverage

  • Site plan and zoning
  • Drainage, watershed, and water quality
  • Environmental and trees
  • Transportation and right-of-way
  • Water, wastewater, and fire
  • Urban design, parks, addressing, and industrial waste

What we need

For a site report: the address or parcel ID, intended use and rough program, plus a concept plan if one exists.

For plan review: the full plan set and all supporting documentation, including drainage models and traffic analyses where applicable.

Clear boundaries

Intelligence That Supports—Not Replaces—Professional Judgment.

The service does not replace field work, stamped professional studies, final engineering judgment, filing, expediting, or the engineer of record. Every report closes with a checklist of remaining field and licensed-professional work.

Typical exclusions include geotechnical work, ALTA survey, Phase I environmental review, traffic study, wetland delineation, provider-issued utility capacity letters, building code, structural, MEP, and architectural review.
